Permit Pathfinder provides property research, estimates, and analytical tools for informational purposes only. Results are based on available data and user-provided assumptions and should not be considered legal, financial, investment, zoning, construction, architectural, or professional advice. Development opportunities and permit requirements must be independently verified with the applicable jurisdiction and qualified professionals. Financial projections are estimates and are not guarantees of future performance.
No guarantee of outcomes
Permit Pathfinder does not guarantee investment returns, property approvals, permit approvals, or development feasibility. Scores and estimates are analytical tools, not predictions.
Data accuracy
Property research combines public city and county records, government datasets, third-party data providers, and user-provided information. Sources and confidence information are shown where available. Records can be incomplete, outdated, conflicting, or unavailable. An estimate, missing record, or automated screening result is not confirmation of a property's legal status or development rights.
User-provided assumptions
Financial calculations depend on provider estimates, default assumptions, and any values you enter, such as purchase price, rent, financing, and expenses. Review the displayed assumptions before relying on a projection. These calculations are estimates, not appraisals or guarantees of investment performance.
Verification required
Zoning, permit requirements, property taxes, environmental concerns, and development potential must be verified with the applicable city, county, and qualified professionals before making any investment decision.
Not professional advice
Permit Pathfinder is not a substitute for legal, financial, tax, construction, architectural, or real-estate professional advice. Consult appropriate professionals for your specific situation.
First-Approval Assurance
First-Approval Assurance is not offered for new purchases. Passing automated checks, including zero blockers and zero warnings, means ready for further review, not assurance eligibility or guaranteed completeness, compliance, filing, or approval. Specific assurance commitments already made to earlier customers remain honored under their original terms.
Concierge filing
Permit Pathfinder is a research and permit-preparation service. Concierge filing is not included automatically in Discover or Investor. Filing is offered only for projects we explicitly accept after confirming the jurisdiction, project type, scope, separate service price, and estimated timing in writing with you. Government fees and required architectural, engineering, survey, or other professional services are separate.
Sending or authorizing a request does not mean we have accepted the project or filed an application. Once filed, we provide an official receipt or reference number. Filing estimates are not approval deadlines; the permitting authority controls review and approval.
For a separately accepted concierge service, the service fee is fully refundable before work begins. Once work begins, the unearned portion is refundable according to the priced milestones disclosed and agreed before purchase. A queued request or status label alone does not establish work performed or an earned fee. Government and third-party charges are subject to the recipient's refund rules and applicable law.
Subscriptions & billing
Each account includes three free property reports in total (not per month), without a credit card. Paid subscriptions do not include a 14-day free trial: payment is due at checkout. Subscriptions renew automatically on the selected monthly or annual schedule until canceled. Annual plans are billed upfront as one yearly payment, not monthly installments.
Monthly subscription payments are not routinely refundable after payment, except where required by law. Canceling renewal stops future renewals and preserves access through the current paid period. You may request a full refund within 14 calendar days of your first annual subscription payment, including your first switch from monthly to annual, whether or not you used paid features. Later plan changes, renewals, or restarting an annual subscription do not restart this window. Support processes approved refunds manually and separately ends access under the refunded subscription and stops its renewal. After that window, and for annual renewals, no routine refund is offered except where required by law. Canceling annual renewal without a refund preserves access through the current paid period. Canceling renewal is not a refund request; manage cancellation through your account's billing portal. Contact support about duplicate or incorrect charges or service non-delivery. Reported billing errors and service non-delivery are reviewed, and confirmed errors are corrected; routine no-refund terms do not override these cases or your statutory rights.
Read the Refund Policy for eligibility and the request process.
Effective October 12, 2026 for new purchases made after this policy update is published. They do not retroactively reduce specific trial, refund, assurance, or service commitments made for earlier purchases, or limit rights under applicable law. Contact support about the terms or promises that applied when you purchased.
Geographic focus
The platform focuses on Washington State. Statewide research does not mean every parcel, city, or county has complete searchable data. Parcel matching, zoning, permit records, taxes, and site constraints have different coverage limits. Review the Coverage Matrix and the limitations in your report. Automated research coverage does not establish permit-filing service availability.
